Please take notice that on November 18, 2021 at 9:30 a.m. in City Council Chambers, City Building, 1500 Chapline Street, the City of Wheeling Board of Zoning Appeals will be conducting public hearings to consider the following applications:

1. Amanda Witter, 1617 Warwood Ave, Variance from Table 9-A: to reduce the required off street parking from 31 to 0. Purpose of request: operate a Wedding Facility. The property is described as follows: Lots 347 and part of 348 as shown on Plat of Warwood, section 4 recorded in Plat Book 1 page 185 in Ohio County Clerk’s Office. More commonly known as 1617 Warwood Ave.

2. El Tor Grotto, 271 Bethany Pike, Variance(s) from 1355.03.a: to allow parking in the front yard; (2) 1355.03.c: to reduce the side and rear setback from 5’ to 0’; (3) 1355.04.b: to temporarily allow parking on a gravel lot until Spring of 2022. Purpose of request: develop parking lot. The property is described as follows: Part of lot 311, lot 312 and 313 on the Plat of David Alexanders Second Addition to Greggsville recorded in Plat Book 1 page 88 in Ohio County Clerk’s Office. More commonly known as 271 Bethany Pike

3. Roxy Development, 83 14th St., Variance from Table 9-A: to reduce the required off street parking from 83 to 24. Purpose of request: Event Center. The property is described as follows: Lots 1 and 2 in square 22 on Plat of Bel Air additions recorded Ohio County Clerk’s Office Book 988 Page 539 More commonly known as 84 14th St

4. City of Wheeling, 168 17th St., Variance(s) from Schedule 6A: to reduce the front setback in I2 zone from 30’ to 0’; (2) Schedule 6A to reduce the side setback in I2 zone from 15’ to 0’; (3) Schedule 6A increase allowed lot coverage in I2 zone from 65% to 69%; (4) from 1355.03.c: allow parking in side setback; (5) 1355.04.b allow gravel parking areas for overflow lot. Purpose of request: Fire Department Headquarters. The property is described as follows: Lots 136-140 on the East Wheeling Plat situated on the Southeast corner of 17th and Wood St. More commonly known as 168 17th St.

5. Craig Glenn, 2206 Marshall Ave, variance(s) from schedule 4A: to reduce the side yard setback in the R-1C zone from 3’ to 1.5’. (2) from section 1335.11.h: to increase the allowed percentage of an accessory principal building from 50% to 56%. Purpose of request: add onto garage and install pool. The property is described as follows: Lots 13 on Plat of Hazelwood recorded Ohio County Clerk’s Office Plat Book 1 Page 148 More commonly known as 2206 Marshall Ave
